Share the affected supply, recent bills and the period of concern. We check data quality and operating changes, investigate the likely causes and set out actions with a method for checking their effect.
Facilities Management
Energy and Utilities Management
Energy and utilities management brings together meter data, bills, operating patterns and building systems to understand consumption, control avoidable use and support informed investment.
Discuss your requirementsAn operating system for the estate.
Start with a reliable picture
A higher bill may reflect a price change, longer opening hours, an estimated reading or a physical problem. We separate these causes before proposing action.
We connect consumption to the equipment and activities behind it. Overnight demand, simultaneous heating and cooling, water use outside occupied hours and inconsistent controls can provide useful investigation leads. Recommendations account for comfort, ventilation and operational requirements.
Who this service is for
For occupiers, owners and estate teams managing utility costs, unexplained usage, multiple supplies or proposed energy upgrades. It also supports organisations that need a consistent view across different buildings.
What we deliver
An agreed supply and meter schedule, consumption baseline, exception findings and prioritised improvement actions. Cost depends on sites, meter availability, data quality, reporting frequency and the depth of technical investigation.
Typical activities
Reconcile meter references and bills; review interval data where available; compare usage with opening hours; investigate changes; review control schedules; identify further metering needs; and develop improvement briefs.
How an investigation works
Service delivery model
Choose an initial review, recurring consumption reporting or support for a defined improvement programme. Remote analysis uses available data; site visits verify meters, controls and operating conditions.
Our responsibility and your interface
We analyse the agreed information and coordinate investigation actions. The client authorises supplier access, operational changes and investment. Utility purchasing and contract commitments require a separately defined procurement instruction.
Technology and systems
We agree data sources, access permissions and reporting formats. Existing meter exports and building controls can support analysis; new sensors, automated feeds and integrations are specified and verified as separate work.
Compliance and governance
Operating changes must preserve required building conditions and safety controls. For equipment selection, the government's Energy Technology List provides a reference for comparing qualifying energy-saving products; suitability still depends on the building and duty.
Priorities and response management
We agree thresholds for investigating unusual demand and routes for suspected leaks or equipment faults. Reporting frequency and investigation targets reflect data availability and operational consequence, with urgent physical problems passed to the appropriate response service.
Measuring performance
Track consumption, data completeness, out-of-hours demand and actions completed. Compare like periods and account for weather, occupancy or production changes where relevant. Keep energy use, cost and emissions calculations separate so tariff changes do not appear as efficiency improvements.
Reporting and visibility
Reports explain changes, outstanding queries and recommended actions. Improvement proposals identify the baseline, estimated cost, assumptions and verification method. Estimated benefits remain distinct from measured results after implementation.
Meter and site information
Provide supply identifiers, meter locations, bills, readings, opening hours and known major loads. Record changes in tenancy, floor area or production that would otherwise distort comparisons between periods.
Our delivery process
Establish the meter map and baseline; agree reporting and priorities; investigate exceptions; implement authorised actions; then compare results against the baseline. Handover includes datasets, calculation assumptions, meter references and open improvement actions.
What this helps you achieve
Explain utility demand, identify where investigation is worthwhile and compare improvement options on a clear basis. Decisions can then reflect operating needs and measured evidence rather than the size of a single bill.
Why Black & White Facilities
We relate energy information to building operation and maintenance. A control adjustment, equipment fault and capital upgrade need different responses; we help turn the finding into the appropriate work package.
Locations we cover
Our North East coverage includes Northumberland, Tyne and Wear, County Durham and the Tees Valley: from Berwick-upon-Tweed, Alnwick, Morpeth and Hexham to Newcastle, Gateshead, Sunderland, Durham, Darlington, Hartlepool, Stockton-on-Tees and Middlesbrough. See the full locations directory for the recorded areas and towns.
We plan visits and portfolio work around site addresses, access and the required service. Wider specialist and multi-site requirements can be discussed alongside the North East estate.
Frequently asked questions
Can you work without smart-meter data?
Yes. Bills and manual readings provide a starting point, although they may not reveal short-duration or out-of-hours patterns. We identify where additional readings would improve the investigation.
Does a lower bill prove energy savings?
No. Prices, billing periods and estimates also affect cost. Compare consumption on a consistent basis and account for changes in building use.
Will you change our supplier?
Supplier selection is a separate procurement scope. Reviewing consumption does not authorise us to enter or renew a utility contract for you.
How are potential savings assessed?
We establish a project-specific estimate and verification method before investment. Actual savings are measured against the agreed baseline, accounting for changes in building use and operating conditions.
Discuss your requirement
Contact Black & White Facilities with the site or portfolio addresses, the decision or problem you need to resolve, available records and your target date. Include the person who can arrange access and approve the scope. We will use that information to define the work, outputs and next steps.
