Compliance management connects the building's requirements to practical action. It brings together asset information, specialist advice, inspection schedules, reports and remedial work so important findings do not remain buried in separate documents.
A certificate is one part of that picture. Its scope, exclusions and recommendations matter, as does the condition of the relevant asset. We keep the source document connected to the work it triggers and the evidence that resolves it.

The service supports property owners, occupiers, facilities teams and managing agents who need to coordinate building requirements across one site or a portfolio. It is useful when records are scattered, responsibilities overlap or inspection findings are not reaching a clear conclusion.
What we manage and deliver
Outputs include a scoped compliance register, responsibility schedule, inspection programme, evidence index and remedial-action tracker. The asset population, quality of existing records, specialist disciplines, site access and outstanding defects determine the scope and cost. Surveys, testing and remedial works are identified as delivery requirements within that scope.

We agree a controlled register and document structure that connects obligations, assets, dates and source evidence. Records show who supplied or reviewed information and when. Access permissions, retention arrangements and export requirements are agreed so the evidence remains usable throughout the service.
Compliance and governance
Risk controls need continued monitoring and review, as explained in HSE's guidance on managing health and safety. We use the site's requirements and competent specialist input to establish the programme, with the basis for each requirement recorded. Changes in use, assets or inspection findings trigger a review of the affected entries.
SLA and response management
An approaching inspection date, an incomplete report and an urgent defect require different responses. We agree how each is notified and escalated. Required technical action and interim controls are recorded separately from administrative targets, so a reporting deadline does not obscure the condition needing attention.
KPI and performance management
Measures include overdue actions by significance, inspections completed with adequate evidence, missing records and repeat findings. A high overall completion percentage should still show every significant exception. We report what is unknown as well as what has been checked.
Reporting and client visibility
Reports identify what is due, completed, outstanding and awaiting a decision. Each exception links to its evidence and next action. Clients receive a usable decision list for funding, access and specialist input, alongside the wider programme.

FAQs
Can you start when some certificates are missing?
Yes. We list the missing records, check what can be recovered and identify where further assessment or specialist work is needed. Missing evidence is shown as an information gap until its position is established.
Does a completed inspection mean all actions are closed?
No. The inspection may identify defects, exclusions or further investigation. We record those separately and track the action and evidence needed to resolve each one.
How do you decide inspection frequencies?
We establish the basis for each requirement using the asset, applicable requirements, existing assessments, manufacturer information and relevant specialist advice. The register records that basis so dates can be reviewed when the circumstances change.
Can landlord and tenant responsibilities be shown separately?
Yes. We record the agreed interfaces using the relevant property and service documents. Where ownership of an action is unclear, we identify the issue for resolution instead of assigning it without evidence.
What happens if a report excludes an inaccessible area?
The exclusion remains visible against the report. We arrange the next step with the client and specialist, including access or further investigation, so the unassessed area is not represented as completed work.
